All Landlords have the responsibility to prevent harm to their tenants from the electrical appliances they supply. Portable Appliance testing is the best way to comply with this obligations. Without carrying out testing of portable appliances, as a landlord you could be legally liable for any damages which result due to untested items. Items which need tested include fridges, freezers, toaster, vacuum cleaners, kettles and any other electrical portable appliance supplied by the landlord.

 

Regulations on Electrical Appliances for Landlords

Since 1997 it has been mandatory under the Electrical Equipment (Safety) Regulations for all electrical appliances supplied with a rented accommodation for the intended use by tenants to be safe. This applies to both new and second hand equipment. The only way to be absolutely certain of the appliances safety is to have them tested by a competent person using specific calibrated portable appliance testing equipment.
